Joel Kahn, Vice President and Chief Economist of the Mortgage Bankers Association, pointed to factors such as rising energy prices, persistent inflation, and ongoing concerns about future monetary policies that have contributed to the increase in Treasury yields and mortgage rates.

As the yield on 10-year U.S. Treasury bonds approaches 5%, the 30-year mortgage rate has reached its highest level since May 2025. This increase in rates could have significant impacts on the housing market and the economic decisions of families.
